BDA Launches E-Auction for Premium Residential Corner Sites in Bengaluru

Bengaluru, January 19, 2026 — The Bangalore Development Authority (BDA) is set to offer prime residential corner sites through an upcoming online e-auction, providing opportunities for homebuyers and investors to acquire plots in some of the city’s well-planned layouts. The auction, governed by the BDA’s Disposal of Corner Sites, Intermediate Sites, and Other Auctionable Sites Rules, 1984, will feature sites sold on an “as is, where is” basis.

Auction Details and Timeline

The e-auction process is scheduled to commence on January 27, 2026, with interested bidders required to submit their expressions of interest and complete registrations in advance. This aligns with recent BDA notifications for similar auctions involving residential and commercial plots.

The auction focuses on corner sites, which are highly sought after due to their advantageous locations, offering better access, ventilation, and potential value appreciation. These premium plots are typically auctioned to ensure transparent allocation and maximize revenue for the authority’s urban development initiatives.

Key Layouts Featured

The sites are located in some of Bengaluru’s established and upcoming BDA-developed areas, including:

  • Banashankari (particularly 6th Stage areas like Turahalli and surrounding blocks) — A popular South Bengaluru locality known for its connectivity and residential appeal.
  • Arkavathy Layout (blocks in Jakkur, Rachenahalli, Sampigehalli, and Srirampura) — A north Bengaluru gem with good infrastructure and proximity to key hubs.
  • Sir M.V. Layout (also known as Sir M. Visvesvaraya Layout, covering areas like Ramasandra, Kengeri, Ullalu, Sonnenahalli, and Nagadevanahalli) — Offering a mix of affordable and strategic options in the western and southwestern parts of the city.

These layouts have been highlighted in recent BDA auctions for their mix of corner, intermediate, and other premium sites.

Relaxation of Domicile Rules to Boost Sales

In a significant move to clear inventory of unsold properties, the BDA is planning to relax domicile eligibility requirements for site and flat allotments. Currently, applicants often need to prove long-term residency in Karnataka or Bengaluru (typically 10 years or more). The proposed changes could reduce this to as little as 2 years of residency, with proof such as an Aadhaar card linked to a local address.

This relaxation aims to open up opportunities for non-Karnataka residents, including those from other states who are working and living in Bengaluru. BDA officials have emphasized that the step addresses the backlog of unsold flats and houses, with no pending applications from earlier schemes. The change is expected to widen the buyer pool, attract more participants to auctions, and support efficient utilization of developed properties.

While some long-time local applicants have raised concerns about increased competition, the authority views this as a practical solution to enhance sales and fund future infrastructure projects.

How to Participate

Prospective bidders should:

  • Visit the official BDA portal (bdakarnataka.in or related e-auction sections) for notifications, site lists, base prices, and registration.
  • Pay the required Earnest Money Deposit (typically around ₹4 lakh per site in recent auctions).
  • Prepare for online bidding, which ensures transparency and real-time participation from anywhere.

The BDA e-auction continues to be a reliable route for securing government-backed plots with clear titles, making it an attractive option amid Bengaluru’s growing real estate demand.
