Bengaluru Leads Premium Housing Boom: Q4 2025 Sales Surge and 2026 Price Outlook

India’s premium housing sector maintains strong sales momentum into Q4 2025, fueled by high-net-worth buyers and urban professionals, with Bengaluru leading as a key hotspot. Pricing trends show steady appreciation of 6-10% annually, particularly in high-ticket projects above ₹2 crore. Early 2026 forecasts indicate sustained growth, though moderating in ultra-luxury segments due to affordability pressures.​

Q4 2025 Sales Surge

Premium housing sales value across top cities hit record highs in H1 FY2026, exceeding ₹2.98 lakh crore, representing 53% of FY2025’s total. Bengaluru recorded 4,334 units sold in the ₹2-5 crore range during Q3 2025 alone, a 68% YoY volume jump and 64% value increase to ₹12,111 crore. Luxury segments (above ₹1 crore) comprised 62% of sales in the first nine months of 2025, up from 52% in 2024, driven by end-user demand.​

Pricing Dynamics

Average prices in Bengaluru’s premium projects reached ₹8,870 per sq ft in Q3 2025, up 15% YoY. Nationally, home prices are projected to rise 6% steadily through 2026, with 76% of developers expecting over 10% hikes in NCR and MMR. High-ticket properties (₹1.5-3 crore) saw doubled launches in H1 2025 compared to prior year, pushing realizations higher amid low inventory.​

Bengaluru Focus

The city sold 52 million sq ft in H1 FY2026, up 14% YoY, with luxury launches overtaking mid-income for the first time at 49% of supply. Demand thrives in IT corridors like Sarjapur Road (plots at ₹2.24 crore average) and Devanahalli, supported by metro expansions and e-khata reforms. ICRA forecasts 3-5% sales growth in FY2026, led by ₹2-3.5 crore projects.​

High-Ticket Projects

Notable launches include Prestige Southern Star (South Bangalore, 1-4 BHK from 600-2450 sq ft, possession 2028) and Prestige Finsbury Park (North, starting ₹1 crore). These align with 42% of new supply in luxury/ultra-luxury categories. NRIs and GCC professionals fuel uptake, with Bengaluru capturing 21% of national premium sales value in Q3.​

2026 Outlook

Sales value across top seven cities eyes ₹6.65 lakh crore in FY2026, a 20% YoY rise, despite volume moderation. Luxury demand persists, but ultra-premium velocity slows, prompting cautious launches; 68% developers predict 5-15% price gains. Bengaluru’s momentum, backed by infrastructure, positions it for leadership amid premiumization trends.​
